Campaign Begins for Flagship Centre as South Perth's Civic Mall Goes to Market

Strong demand expected for off-the-plan Woolworths-anchored shopping centre.

The shopping mall to be built at the base of Finbar's proposed 38-storey Civic Heart tower in South Perth, which will be anchored by a Woolworths supermarket, is for sale through Colliers International.

The 3857sqm ground floor Civic Mall neighbourhood shopping centre will service Civic Heart's 294 apartments and two floors of commercial tenancies as well as the wider South Perth population.

It will be sold by Colliers International's Mark Werrett who said the sale was an opportunity to purchase a trophy retail asset in the riverfront suburb.

“There has been initial interest from private buyers in Singapore and a strong, early response from private investors and institutional investors in Australia,” Mr Werrett said.

“Woolworths has signed a 20-year lease for a supermarket and a BWS liquor store at the centre, which will also have eight specialty tenants and a kiosk.”

The sale also includes two-heritage listed buildings at opposite ends of the Civic Heart site—the South Perth Post Office which is still in use and the former South Perth Police Station which is expected to be converted to a restaurant.

Construction starts next month on the Civic Mall podium and is expected to finish in the middle of 2019.

Mr Werrett said the 2756sqm Woolworth's supermarket in Civic Mall would be the first full-line supermarket in the Mends Street precinct.

“It will support demand for local shopping that is forecast to increase strongly as the residential towers on South Perth's peninsula are completed,” he said.

According to planning firm Urbis, Civic Mall's catchment area is expected to grow 32 per cent to 13,400 by 2026.

The Woolworths' lease includes two 10-year renewal options and two five-year options.

Civic Mall will be sold using an expressions of interest campaign which closes on December 7.
