Galbraith has been instructed to sell Edge Farm, an attractive smallholding on the edge of East Kilbride in Greater Glasgow. The property offers considerable development potential.

Duncan Barrie, a partner with Galbraith, said the property is likely to generate significant interest:

“Edge Farm will appeal to a wide range of potential buyers because it offers an idyllic situation along with a manageable portion of land of less than 40 acres, sufficient to run a smallholding with some sheep or cattle and keep horses.

“The purchasers have the opportunity to renovate the farmhouse, perhaps extending or reconfiguring the layout as they choose, subject to the necessary consents. In addition there are a number of useful traditional and modern outbuildings which could be used as part of the agricultural business or redeveloped for alternative use subject to planning/change of use consent.

“Its location, just outside East Kilbride and less than 20 miles from Glasgow, is extremely convenient and may lend itself to the creation of a new business opportunity on the land.

“Despite its accessibility, the holding is nevertheless in an attractive and private position, close to the Calder Water and with lovely views over the surrounding countryside.”

The farmhouse is a traditional building with its own garden, offering spacious accommodation over two storeys, now in need of complete renovation. Edge Farm also includes the a number of modern outbuildings including Workshop (14.5m x 11.8m); General Purpose Shed (23.7m x 13.2m); Byre (16.28m x 6.40m); Store Shed (7.39m x 2.46m) and Garage (5.33m x 2.90m).

The land extends to about 15.67 Ha (38.72 acres). The majority of the fields have recently been drained and benefit from stock-proof fencing. All of the fields benefit from either mains water supply to field troughs or are fed by natural source. The land has been classified as Grade 4.2 with a small area of Grade 6.1 by the James Hutton Institute.

Edge Farm is for sale through Galbraith as a whole for offers over £330,000.
