Exclusive Prime Central London residential buying agency Aykroyd & Co has launched a new Property Management Division to complement their concierge-style acquisition service.

Aykroyd & Co was launched in April 2018 and enjoyed a cracking inaugural year, closing on over £60 million of residential property. Completed acquisitions include a set of four mews houses by Regent's Park for c.£14.5 million, an eight-bedroom townhouse with adjoining mews in Marylebone for c.£13.5 million, and a five-bed apartment rental at c.£17,500 per month.

Absolute discretion and personal attention to detail are key maxims for the agency, which offers a highly intensive service whereby each member of the buying team looks after no more than 4-6 clients at any one time. Aykroyd & Co is ranked among the top 10 buying agencies by PrimeResi, with current clients ranging from private individuals, family offices to investors and developers, from both the UK and overseas.

“We believe property is a relationship business,” explains Founder & MD Hannah Aykroyd. “Relationships are at the core of everything we do, and so building out our service offering to include property management allows us to provide an all-encompassing solution. This is something our clients have been asking for.”

Aykroyd & Co's new property management division will be headed up by Natasha Willis, who has worked for nearly 5 years at Savills managing their Belgravia and Chelsea portfolio. Before that, she worked for a boutique property management firm covering Prime Central London.

“I'm incredibly excited to be making this move”, says Natasha. “I felt an immediate affinity with the culture at Aykroyd & Co because I share their core values of professionalism, integrity and with a full team approach to ensure every client is always getting an exceptional service 24/7. The team are delightful, and it just felt like a natural fit.”

The agency will be focusing on two types of property management: rental property management and vacant management. The rental property management service will be comprehensive, from assessment and strategy proposal, to tenant selection, rent collection and full management, and eventually through any potential resale. All marketing of the property will be carefully managed by Aykroyd & Co, with an emphasis on finding the best profile of tenants with high rents, while fees with letting agencies will be negotiated to achieve best rates. Any works that are required will be closely overseen by the agency, which has a roster of trusted contractors and suppliers. The vacant property management service will offer the same high level of 360 degree service, ensuring those clients who travel extensively have peace of mind that their property is in reliable hands.

“We are bringing back a personal approach to property management with plenty of face time”, explains Natasha. “We believe in the personal touch, rather than hiding behind a phone or computer. Too often property management today is reactive, whereas our goal is to take a proactive approach to management to identify and address any issues long before they arise.“
