Luxury Homes for Local People at Barratt Homes' Kings Quarter Development

Barratt Homes

Barratt Homes has made life easier for prospective buyers seeking a move into a luxury home in Cheshire by making adding another scheme to its long list of incentives aimed to get people onto the property ladder.

Alongside the leading developer's multiple offers to help make homebuying easier, including Help to Buy, Part Exchange and the NHS discount scheme, the developer has added the Luxury Homes for Local People scheme to the list.

This scheme will allow for local people to secure a luxury Barratt property at a reduced cost and is available on the three bedroom Norbury style home at Kings Quarter. The incentive cannot be used in conjunction with the government backed Help to Buy scheme.

Ideal for families, the Norbury house type has a spacious lounge and dining area with French doors opening out to the rear garden and a modern fitted kitchen.

Upstairs, there is two double bedrooms and the family bathroom while the top floor is dedicated to the master bedroom with en suite shower room and dressing area, perfect for relaxing after a long day.

The five star developer has a variety of schemes and offers to make moving home much easier, including:

Help to Buy

The government backed Help to Buy scheme, which launched in 2013, allows buyers to purchase a home with just a 5% deposit and a 75% mortgage. The remaining 20% is funded by an equity loan, interest-free for the first five years and repayable on the sale on the home.

Movemaker

Acting as a one stop shop for homebuyers, the Movemaker scheme works when individuals reserve their home. They will receive a complimentary estate agency service with a free no obligation valuation on the existing home.

Barratt Homes will complete the Movemaker once a selling price has been agreed by the customer, and then will instruct the estate agent to sell the old home free of charge. As soon as the property sells, the customer is free to move into their new Barratt Home.

Part Exchange

Part Exchange is a popular initiative which is ideal for those who are looking to move to a larger home, but are struggling to find a buyer, or simply want to cut out all the hassle of selling the property independently.

It means a guaranteed buyer at fair market value and it takes the stress away from the customer allowing them to move into their brand new home as soon as it's ready.

NHS 5% deposit scheme

As a thank you to NHS staff, who have shown courage in the face of the COVID-19 crisis, Barratt Homes has launched a 5% Deposit Scheme for all NHS workers.

Michaela Lancaster, Sales Director at Barratt Homes Manchester, said: “By offering our Norbury style homes alongside the Low Cost Home Ownership scheme, our houses are available for those who have lived in the area for a certain period of time, making these beautiful homes built by local people, for local people.

“Applications will be sent to Warrington Borough Council for approval making sure that the buyer meets the certain criteria to be able to purchase the home at the discounted rate.

“The Parkstone Drive development is now open on an appointment only basis, for those who are interested, I would encourage to visit our website or call the sales line to book an appointment with a Sales Adviser.”

Kings Quarter is close to lots of open space, yet less than 10 miles from the centre of Warrington.

Recent research from the Heritage Fund suggests that access to parks and green spaces enhances an individual's physical health, mental wellbeing and life satisfaction.[1]

This is due to the opportunities for social integration, connections to nature allowing individuals to use all of their senses and engaging mindfully with others or their surroundings. This makes Kings Quarter the ideal place to settle down and relax into village life.

The Luxury Homes for Local People scheme is in association with the national Low Cost Home Ownership scheme.

To be accepted, buyers need to demonstrate:

  • They cannot afford to purchase the property at the full market value
  • They have a local connection to the borough; live / have lived in recent years / work or have close family in the borough
  • They are the occupier of the property and the property the only residence owned
