Property Market Reaches Nirvana Territory

Ray White

he strength of the Ray White Group – with more than 730 offices across Australia – means its data shows the market's recovery is broadly seen across all markets. The group's data shows  5.2 people on average registered to bid at auction today, and 3.1 were actively bidding, both metrics that show confidence is high.

The highest numbers of bidders seen was in Adelaide where a whopping 24 buyers registered for this low set brick and tile at 14 St Ives Dr, Parafield Gardens, which is a suburb which has seen incredible auction results in recent weeks with Ryan Stapleton of Ray White Norwood.

The top sale of the day under the hammer was in Summer Hill, Sydney where Erik and Lisa Polsek sold 11 Grosvenor Cres for $2.53 million to a local family upgrading.

Ray White NSW Chief Auctioneer Alex Pattaro said the central bank's cash rate cut has definitely prompted an uplift in open for inspection attendance and auction registrations today.

“Buyers are getting anxious and looking to purchase a home on this side of Christmas, as nobody knows how the market will pan out next year,” he said.

“There is a strong positive sentiment within the market and confidence is at an all time high.”

“We could see a late rush coming into December with some sellers looking to cash in before the Christmas.

“Prices are strong and competition is at a high, creating a tremendous recipe for a great outcome for sellers.”

The Ray White Surry Hills team arguably had one of their greatest Saturday's of the year, with nine properties going under the hammer, leading to many multi million dollar sales around the city fringe.

The parkside beauty at 15 Black Street in Marrickville sold for $1,870,000 a huge $70,000 above the reserve price, leaving the vendors over the moon. Bidding for the architectural home kicked off at $1.5 million and quickly rose as the four active bidders fought it out.

“This was one of the most popular campaigns this year; we had about 120 groups through to inspect the home,” Ray White Surry Hills Director Ercan Ersan said.

“The market is as strong as I have seen it in years, and the even further reduced interest rates definitely have something to do with it,” he said.

Mr Ersan said thanks to the successful contact tracing and virus management from the NSW government, there was a renewed confidence in buyers and sellers throughout Sydney.

The sellers of the Marrickville home Nick and Sarah Bounds were particularly thrilled with the result today, as they intend to bid on a Northern Beaches home this afternoon.

“Sarah grew up on the Northern Beaches and we always wanted to gravitate back that way eventually,” Mr Bounds said.

“Also the beach is a great babysitter! We have a 2.5 year old and another one on the way, so we realised that we can't enjoy the craft breweries as much in the Inner West anymore and decided that it was time for a change of scenery.”

Mr Bounds said he was nervous about selling in the current pandemic situation, but was pleasantly pleased with the fantastic result they were able to achieve.

“We were nervous and in fact we were concerned that we might have missed the boat with good prices, but the idea of waiting til March next year didn't work for us,”

“COVID is so uncertain week to week, so if you are having thoughts of selling, then there is no point in holding out to wait and see what happens,” he said.

The winning bidders, Chris and Catherine, a young couple from neighbouring suburb Alexandria had missed out on five properties over the past couple of months, so they were very motivated with their bidding.

“We had been looking for four to five months and kept missing out, and when we saw this home we were really keen on the location and the fact that it was move-in ready,” said Chris.

“We love the way it is now, but will be looking to do a small renovation in the future and adding in a little more storage space.”

“We haven't been affected by COVID at all, and were just really motivated to buy and we are extremely glad that we can finally stop looking!” he said.

The Marrickville auction was the second of six auctions of the day for Mr Ersan himself, who had already sold 11 Grove Street in St Peters for $1.15 million in the morning.

Winning buyer Lee Robinson in Cleveland St, Chippendale with Ercan Ersan

Only a couple of hours later, Ercan Ersan sold a stylish top floor 2-bedroom apartment at 28/146-152 Cleveland Street in Chippendale for $825,000.

The winning bidder, Lee Robinson, said it was a wonderful feeling to finally call a place home.

“I have been looking for about four years and have missed out on two auctions in the past, but really had my heart set on this one,” Mr Robinson said.

“I feel like I got the right apartment, at the right time and at the right price. I found Potts Point too expensive; this apartment has the inner city on the doorstep, and I don't have to worry about parking,” he said.

“This apartment just seemed to be the right fit, and huge compliments to the owners who did the renovations and the excellent fit out. I really can just walk in and not have to do anything.”

Mr Robinson said that after many years of searching for a home to buy, he had a few tips for buyers looking to get into marketing themselves.

“I would recommend that buyers have their finance sorted, and do a lot of research to find out what you should be paying. I knew my limit and estimated pretty much exactly what it sold for, but don't be afraid to go a little bit further if you really like something; it could be years before you find something that you love again!”

Pictured above Sandra, with her parents, who were delighted with the great result at the auction today of their two-story semi in a row of landmark homes in Sydney's inner west.

Their home at 102 Macauley St, Stanmore has been in the family for more than 50 years and today sold for $1.82 million.

There were four families competing for the keys in the auction at another auction with Ercan Ersan of Ray White Surry Hills.

“It's a great result for mum and dad. In fact we ran out and bought some Moet straight afterwards and we were celebrating with the new owners. It was important for mum and dad to feel happy and they certainly are now. Ercan did a great job, what a great agent.” Her parents will now move to be closer to Sandra in the Sutherland Shire, some 40 minutes away.

Meanwhile in Summer Hill at 11 Grosvenor Cres, this beautiful big four bedroom double fronted Federation style home sold for $2.53 million after a successful marketing campaign with Ray White Summer Hill Directors Erik Polsek and Lisa Polsek. It was the top sale under the hammer across all of Australasia today in the Ray White Group.

“There were two families competing for the property,” Mr Polsek said. The auctioneer Toby Llewellyn took an opening bid of $2.1 million and it was called on the market at $2.4 million, so the sale was $130,000 over the reserve.

The new owners are a family with three children (pictured) who are upgrading, and the sellers are over the moon with the result as they are downsizing after more than 39 years in the home.

On Sydney's Upper North Shore, Ray White Hornsby Senior Sales Agent Eddie Yiu sold 18 Pretoria Parade in Hornsby for $1,740,000, $40,000 above the reserve price.

Mr Yiu said they campaign attracted over 100 groups through the property, showing the strength and popularity of the Upper North Shore.

“The location, land size, and character of this home made it a winning package,” Mr Yiu said.

“The lack of stock in this area is really pushing up prices and creating competition. The recovery from COVID is certainly instill confidence in buyers as well.”

The vendors, a couple who were downsizing closer to the city in the Lower North Shore were very happy with the result achieved by the team at Ray White Hornsby.

The winning of the five registered bidders were a young family from Carlingford, whose two children will be going to school at nearby Barker College next year.

“The family who won the auction have been looking in the area for quite some time, and actually missed out at one of my auctions a couple of months ago,” Mr Yui said.

“So they are over the moon with the result today and their new home.”

Elsewhere, Ray White Victoria and Tasmania Chief Auctioneer Matt Condon (above) said sellers still had a two week window to list and sell by Christmas.

“But the window is closing,” Mr Condon said.

“Given we still have huge demand for property and lack of supply, the time is right right now.

There's still very high registered bidders, and very active bidders too, probably the highest we've had all year.

“Buyers are very active and that's why we are still holding online auctions as we are getting on average 50-60 people watching online. I am still calling auctions online – and while I am getting sick of my own voice – it's the only way for us.”

After a difficult year of renovating during the COVID restrictions, very experienced renovator Adem Assad (pictured above) sold his latest home at 99 Charteris Drive, Craigieburn today for $716,000, some $26,000 over reserve.

This is the 16th property the 30-year-old has renovated and the fifth he's successfully sold through leading local agency Ray White Craigieburn.

Mr Assad said it was the hardest renovation he'd done by far considering the restrictions and how logistically challenging it was to get local tradies who could work within 5kms.

For the owner, who works in the new home building market, styling his home was the key to success.

“I am really happy with the result. I recreated a display home and all the furniture and white goods were sold with the home. I was looking for a point of difference to stand out in this market. I was happy with anything over $700,000,” Mr Assad said.

With an eye for detail Mr Assad, who started renovating houses at the tender age 18, flips a house every year and makes on average $100,000 each time, sometimes a lot more.

“This was my 16th project and I don't think I will ever have a forever house as I love building and renovating. I have OCD and I get obsessed with the small details and making it perfect, and I don't sleep! It could be 2am in the morning and I decided to move a wall and hit it with the sledgehammer,” he said.

“I spend my days helping my clients design their homes as I work full time in the sales side of the building industry and I work all night on my own projects. I have become an expert tiler, painter and even plumber during COVID, out of pure necessity!

“Making money is a bonus but I genuinely love the process. Selling during the COVID era was fine, we had some delays getting the photos taken being but otherwise all good. I have worked with Daniel before and he's a pro agent.”

Ray White Craigieburn agent and auctioneer Daniel Diamantopoulos maintained his online auction success today when he sold 99 Charteris Drive.

“I have a long-standing relationship with my seller, and he knows what he's doing, he's very motivated and he moves fast. It's pretty rare to sell a house with all the furniture and whitegood but I think it certainly helped to stand out as stock is still tight but demand is good.”

Ray White Craigieburn also sold 2 Nebula Crescent, Mickleham  for $612,000 during the marathon online auction this morning.

In the Sunshine State, auctions continued to perform well with an increasing number of buyers looking to move up from the southern states, many properties selling sight unseen.

Ray White Queensland Chief Auctioneer Mitch Peereboom said the headline story this week was the confidence under which buyers are bidding.

“Record low interest rates mean that buyers are wanting to invest their money in the property market,” Mr Peereboom said.

“As the run into Christmas continues, we are so confident with all the stock coming onto the market right now. We believe there will be a number of buyers for all properties. This is going to result in some great prices.

“It is across all markets that we are seeing this level of activity and confidence. A standout auction was in Durak today on the outskirts of south-west Brisbane; we had 10 registered bidders and it sold for $735,000 which are the kind of numbers we haven't seen much of before,” he said.

“There are good news stories from across the grounds; from small inner-city units to standard suburban homes to large acreage properties.”

Judi O'Dea with her buyers of 15 Primrose Tce, Red Hill in Brisbane's western suburbs.

Ray White Paddington's Judi O'Dea and Michael Kleimeyer sold a grand Queenslander-style home at 15 Primrose Terrace, Red Hill for $1,292,000.

The home drew a lot of interest from two main demographics; young families and also downsizers looking for single level living and a lower-maintenance backyard and garden.

“The home was meticulously prepared for the sale, but also had been carefully looked after over the eight years that the sellers had been here, which is why it was so popular with buyers,” Ms O'Dea said.

“The vendors actually had recently bought 168 Boundary Road in Bardon from me; they bought a similar house but smaller, because they wanted a beautiful big garden and yard,” she said.

The winning bidders, a young couple currently living in an apartment in Newstead, were incredibly excited to have more space and to call their new Red Hill Queenslander home.

The Sunshine Coast is proving to be the place to be, with high clearance rates week after week. Ray White Mooloolaba agent Steven Allen sold a brick renovator at 27 Coppabella Cres, Mooloolaba for $730,500, well above its reserve price.

The deceased estate campaign saw 77 groups through and attracted 13 registered bidders on the day.

“The main demographic of buyers were families and renovators looking to flip the home; the 4 minute walk to the beach made it a very attractive buy,” Mr Allen said.

The winning bidders were a family moving up from Sydney, who were always planning on eventually relocating to the Sunshine Coast.

“We have seen a massive increase in interstate buyers, wanting to escape the places they have been locked down in through COVID and come to the beautiful Queensland coast,” Mr Allen said.

“We had a bidder today based in Sydney who had never seen the property physically, and this is becoming a really common occurrence.

“Everything we are listing is selling so quickly and for a premium price; even the stock that wasn't selling in the past is starting to get enquiry and offers.”

Mr Allen also gave some sound advice to those who are considering selling at the moment.

“If you sell, you need to make sure that you have somewhere to go, whether that is buying something else or renting,” he said.

“We currently have zero vacancies in our property management department across all of our offices here on the Sunshine Coast.”

Ray White South Australia Chief Auctioneer John Morris said it was another incredible auction day.

“Last week we had a 68 per cent clearance rate 6.1 bidder registrations on average and it is looking like this week will be much the same,” Mr Morris said.

“Of all the auctions I have called this week, I had a 100 per cent clearance rate, and from what I am hearing around the grounds there are plenty of registered bidders,” Mr Morris said.

“I am hoping and confident that we will beat our phenomenal clearance rates from the previous weeks,” he said.

Ray White Norwood Sales Executive Ryan Stapleton said his auction at 14 St Ives Drive, Parafield Gardens was a huge success with 100 people watching on in the crowd as John Morris worked his magic on the gavel.

There were a whopping 24 registered bidders – the biggest number for the leading group across Australia today – and they were all keen on the huge 750sqm corner block with a very serious sized shed in the yard.

“This is the second week in a row that Parafield Gardens has attracted such huge buyer interest – it has a lot of big blocks which could potentially be subdivided,” Mr Stapleton said

The property had been in the same family for 49 years.

Seller Annette, pictured above with her two sisters Liz and Heather, were full of praise for Ryan Stapleton and the Ray White Norwood team.

“Mum and dad moved into this house in 1971 when they moved out from the UK. It was a huge move but it's been a wonderful family home with lots of happy memories ever since. We lost mum 13 years ago and dad died in August so it's been an emotional rollercoaster but a happy day nonetheless.

“Ryan has been an amazing agent, I cannot sing his praises high enough. He was very persistent and confident all the way through.

“We wanted to sell now as we simply don't know what is going to happen next year. It's a huge yard and a lot for us to maintain and we all decided our parents would not want it to be empty too long anyway.” Annette said a family, originally from Afghanistan, will move in soon after a four year search for a home.
