Homebuilder Breaking Down Moving Barriers With Schemes and Incentives in Oxfordshire

Five star builder David Wilson Homes is encouraging house hunters in Oxfordshire to consider using their schemes and incentives when searching for their dream home. 

In 2019, a survey of potential first time buyers found that there are a number of barriers that are stopping them from owning their own home, with 30% of respondents stating that raising a deposit was the main barrier.[1]

With this in mind, the homebuilder has put together a list of the help currently on offer to make potential buyers aware of what is available to them. And following the announcement of no Stamp Duty payable on properties up to the value of £500,000 on sales taking place before 31st March 2021, it is expected that the housing market will move quicker than ever.

“With the current Stamp Duty holiday and the upcoming changes to Help to Buy, David Wilson wants to make it easier for buyers to research and understand the help that is on offer.”

 

NHS and Armed Forces deposit contribution
 
As a gesture of gratitude to Britain's military servicemen and women, David Wilson introduced a deposit contribution scheme for all UK Armed Forces personnel who are currently employed by the Army, Navy, or RAF.

Earlier this year, a similar scheme was created especially for NHS staff as part of a thank you for their hard work and courage during the COVID-19 crisis.  

NHS and Armed Forces personnel can benefit from a 5% deposit contribution up to £15,000, so for a home that costs £200,000 they can receive a contribution of up to £10,000. To find out more about eligibility, buyers can discuss this further with a Sales Adviser who can introduce them to a specialist New Homes Mortgage Adviser.

 

Help to Buy
 
The Help to Buy scheme, which launched in 2013, allows buyers to purchase a home with just a 5% deposit and a 75% mortgage. The remaining 20% is funded by an equity loan, interest-free for the first five years and repayable on the sale on the home.

The current scheme is available until 31st March 2021 and both existing homeowners and first time buyers can benefit. As a result of the Coronavirus pandemic the Government recently announced a small, two month extension to the building deadline, which means eligible properties can now be build complete by February 2021 instead of December 2020.  From 1st April 2021 there will be a new Help to Buy scheme, with regional price caps and for first time buyers only.

 

Movemaker
 
The Movemaker initiative makes your move stress-free by acting as a one stop shop for homebuyers. It works when you reserve your home, as you'll then receive a complimentary estate agency service with a free no obligation valuation on your existing home.

David Wilson will complete the Movemaker once a selling price has been agreed by the customer, and will then instruct an estate agent to start selling your old home, free of charge. As soon as the property sells, you're free to move in to your new home and if the property doesn't sell within an agreed period, you could be able take advantage of the housebuilder's part exchange service instead.

 
Part Exchange
 
Part Exchange is ideal for those who are looking to move to a larger home, but are struggling to find a buyer, or simply want to cut out all the hassle of selling the property independently.

It means a guaranteed buyer at fair market value and it takes the stress away from the customer allowing them to move into their brand new home as soon as it's ready.
