Marking the first major milestone for Peabody's ground-breaking regeneration of Thamesmead, the lakeside village of Southmere is set to launch on the 27th & 28th March, ultimately delivering over 500 new homes alongside a public square and community library, shops and resident facilities.

With 47 one, two and three bedroom apartments and selected homes available through London Help to Buy, Southmere offers prospective purchasers the opportunity to buy at the very start of the wider Thamesmead vision, which will transform the district famed for its brutalist architecture and silver screen appearances into a new town for the capital.

Already a dynamic and exciting community, home to creatives with a regular programme of co-designed activities and community initiatives in place, Southmere is set to become a buzzing hub at Thamesmead. The iconic Southmere Lake, which is currently being revitalised with a £2.5 million investment, will provide access to a new fishing platform and Boat Club, offering paddleboarding and kayaking.

The vibrant centre of Southmere, Cygnet Square will host a variety of exciting leisure and retail opportunities, as well as independent shops, restaurants and cafes. Along with lakeside views to most homes, residents will also have access to a concierge service, residents' lounge, meeting rooms and workspaces, while homes are fitted with all the essentials, from fully integrated kitchen appliances to built-in wardrobes to master bedrooms.

Lisa Crush, Director of Sales & Marketing at Peabody, comments, “We are thrilled to be launching the first phase of one, two, and three bedroom homes at Southmere, in addition to the new village square and facilities – this is a major milestone for our Thamesmead vision.

“Southmere has an engaged and creative existing community who have lived in this area for many years, and we felt it was incredibly important to work with those residents to ensure that alongside new homes, we are delivering the amenities they want and need most. The Lakeside Centre already has 40 artist studios and provides a home for the local RTM radio station, while the public library and community centre is visualised as a central hub for residents. We are looking forward to continuing to grow the series of events and cultural projects already underway at Southmere, and inviting new residents to join this community.”

The wider Thamesmead regeneration is one of the capital's most significant. With the goal of 100,000 residents by 2050, Peabody's long-term approach to placemaking is centered around careful stewardship and management of the town's unparalleled natural environment. Offering over 240 hectares of parks and green space, five lakes, and seven kilometres of canals, residents will enjoy more than double the amount of green space per person than the London average.

Southmere is already well connected to the city, with the nearby Abbey Wood Overground station making London Bridge accessible in only 22 minutes, Bond Street in 25 minutes and Waterloo in 35 minutes. With Crossrail on the horizon at Abbey Wood, commuters can expect to be in Canary Wharf in only 11 minutes. For those travelling slightly further afield, London City Airport is accessible in just 30 minutes. Residents will also have access to cycle storage, and parking spaces and permits are also available.

Prices begin at £297,500 for a one bedroom home, £415,000 for a two bedroom home, and £547,000 for a three bedroom home. Help to Buy is available on all homes under £600,000. To find your place visit Southmere.co.uk
