Enjoy Those Lazy, Hazy Days of Summer - in Your Own Cotswold Garden

Butler Sherborn

With the appeal of staying at home this summer evident for all to see, those who have bought properties in the Cotswolds will be able to enjoy their downtime without the stress of going anywhere near an airport!

And for those who haven't yet made the move to the Cotswolds, Butler Sherborn has launched four superb country homes:

Poulton Manor, Poulton, Gloucestershire, GL7 5JE - £2.25million

Sitting in around 2 acres of beautiful gardens and grounds, Poulton Manor is a much admired and architecturally important Grade I Listed Cotswold house.  Described by Marcus Binney as 'a perfect William and Mary doll's house', the property is variously attributed to John Paget and Peter Mills, surveyors appointed to supervise the rebuilding of London after the Great Fire.

Situated in the heart of the village and dating back to the late 17th Century, the house features six bedrooms, four reception rooms and two bathrooms.  There is a kitchen/breakfast room, utility room and playroom, plus a workshop and studio ideal for home working.

It is a wonderful village property with beautiful gardens and grounds that include a walled kitchen garden, and also features two cottages for letting, guests or staff, a Coach House, ample parking and garaging.

Having been virtually unaltered in over 70 years the house retains its character and original features - it has been in the same family ownership since the 1960s, and now offers a wonderful opportunity to update and modernise.

The Great Barn, Eastcourt, Wiltshire, SN16 9HN - offers in excess of £2million

For anyone looking to move their family to the country, The Great Barn would be perfect.  An exceptional Grade II Listed barn with six bedroom suites and six reception rooms, it combines the best of traditional style and contemporary comfort, and comes with almost 2 acres of beautiful, landscaped gardens and an adjoining paddock.

A substantial former Cotswold stone threshing barn believed to date back to the late 17th century, the original conversion has been re-configured and updated to an exceptional standard to provide a stylish home that is ideal for both entertaining and modern family life, with a tastefully finished interior and sleek bathrooms.

The traditional principal barn is connected via a stunning vaulted kitchen to the more contemporary single storey wing and guest accommodation, which can easily be used as a versatile annex.  Centred around a landscaped courtyard garden, the property offers the allure of inside/outside living, with spacious seating and dining terraces for long summer days and comfortably proportioned living accommodation.

Quietly situated on the edge of the hamlet of Eastcourt, it is conveniently located for commuting by rail to London or by road to Bath, Bristol, Cheltenham, Swindon and Gloucester.

Early Victorian but built in the Tudor Gothic style, it boasts classic features such as an impressive gabled porch with a Tudor arched entrance, stone mullions with sash windows, elegant reception rooms with high coved ceilings and working shutters.  Ideally suited to both entertaining and family life, there are three reception rooms and three bathrooms, as well as a utility room, boot room, cellar, workshop, garage and stable.

Market comment

“After a very strong end to 2020, the Cotswolds residential market continues to perform well.  From stone cottages to large country houses, demand remains extremely high across all sectors of the property market”, says Elizabeth D'Allemagne, partner of Butler Sherborn.  “In part, this has been fuelled by demand outstripping supply and the resulting lack of stock, but there is no doubt that the impact of the pandemic continues to play a major part.

“A significant amount of cash is still flowing out of London for second homes in the countryside with the space for families.  We are also finding that some younger professionals are deciding to remain working from home, and now buying here for the lifestyle.  There is also evidence that many people who opted to work from their second homes last year are now deciding to live and work from the Cotswolds permanently, and this is translating into demand for bigger houses.  Consequently, these second homes tend to be immaculately finished, attract high levels of interest and sell quickly.”

The statistics support this: in terms of applicants registering an interest, these are up by 20% (January - April 2021 versus the same period in 2020), while the viewings-to-offers ratio is running at an average of one offer for every four viewings this year.

Note to editors - The Cotswolds:

The Cotswolds is located in the heart of England and within the counties of Gloucestershire, Oxfordshire, Warwickshire, Worcestershire and Wiltshire.  It is the largest designated Area of Outstanding Natural Beauty in England and Wales, and very roughly starts to the east of Gloucester and Cheltenham in the west, runs up to just below Evesham in the north, includes parts of West Oxfordshire where Burford is known as the Gateway to the Cotswolds, and south to the Cotswold Water Park a few miles beyond Cirencester, the former Roman city and Capital of the Cotswolds.

With excellent road and rail communications - London, Bristol and Birmingham are all around an hour by train - the area has become popular with those moving out of the city or wanting second homes to escape at weekends.
