Privately owned housebuilder Cleanslate have announced that their 'new village' consisting of 42 traditionally built 2, 3 & 4 bedroom houses will be launching with a show home on Saturday 17th July 2021.
A traditional sense of community will be at the heart of St Mary's Hill. There is a brand-new focal village green at its core, as well as two further open spaces; Tarrant Park and Wells Green, which have been named in honour of two local heroes who fell in the great wars. Residents will have the satisfaction of growing their own produce in 'The Kitchen Garden' located within Tarrants Park, which will comprise of several traditional raised beds, as well as on-site composting. Wells Green will feature a unique 'Welly Boot Exchange' where families can donate and swap wellington boots for the next size up, or maybe borrow a pair when friends come to visit for a weekend in the countryside. A refurbished vintage BT phone box will also sit discreetly amongst the houses and act as the 'village notice board'.
Each home at St Mary's Hill will have traditionally fashioned elevations which are both varied and complimentary and include flint panels, decorative clay hanging tiles, attractive waney edge boarding and painted finishes. Roof coverings are clay tile, natural slate or thatched. There will also be traditional timber signposts throughout, creating an established and appealing 'village' feel.
Brian Norton, Chairman of Cleanslate explains “we understand that we have been handed an incredibly unique opportunity to create a traditional village for the modern age. Low density sites in areas of outstanding natural beauty are a rarity and we knew we had to create something exceptional”.
Brian Norton has been the driving force behind the extensive measures taken to protect and enhance biodiversity and ecology at St Mary's Hill. “Whilst a selection of the homes incorporate sustainability features such bee bricks and bird boxes, the wider inclusion of wildlife corridors helps protect threatened species such as hedgehogs”.
Mark Fitzpatrick, Managing Director of Cleanslate adds “Like all the best English villages, we want the houses at St Mary's Hill to stand the test of time. Each new home is created with high quality materials and methods of construction, including insulated concrete ground floors and traditional brick and block external cavity walls”.
Mark continues “High environmental standards have been incorporated throughout the homes at St Mary's Hill including enhanced insulation, low energy fittings and high efficiency heating with the option of biofuel use. The homes have also been designed to optimize water usage through modern and efficient sanitary systems. It is this attention to detail, care for the environment and focus on sustainability that will provide residents of St Mary's Hill with a truly unique and embracing village lifestyle”.
St Mary's Hill will also offer an idyllic rural existence for those people looking to continue working from home a few days a week. Each home will feature a full fibre to the premises (FFTTP) internet connection, as well as a CAT 6 cabling infrastructure for the efficient distribution of data throughout the home. When trips to the office are required, the nearby A34 offers easy access to both the M3 & M4 motorways and there is an efficient train service from nearby Whitchurch which will whisk you into Waterloo in approx. 1 hour.
Residents will be spoilt for choice for weekend activities. The rolling Hampshire hills are on your doorstep offering all manner of outdoor pursuits including beautiful country walks, clay pigeon shooting and flyfishing on the River Test. There is an abundance of traditional pubs in the surrounding villages and an even greater choice of restaurants and shops in Whitchurch, Andover and Newbury which are a little further afield. And when friends come to stay for a 'weekend in the country' why not spoil them with a tour of the Bombay Sapphire distillery, a wander around Highclere Castle (of Downton Abbey fame) or weekend of camping and music at CarFest South, all of which can be enjoyed locally.
Several local people have canvassed Cleanslate to reserve a home prior to the launch, as a testament to the unique nature of St Mary's Hill. Nicola Pennington, a local resident who has lived in the area for over 25 years, is one such person. Nicola has reserved a stunning four bedroom detached home before the foundations have been laid. The house will have stunning views over the village green to the front and far-reaching views over fields to the rear. Nicola says “The opportunity to buy a newly built home in a tranquil traditional Hampshire village, within an area of outstanding natural beauty, arises very rarely, if ever in this area. I was particularly drawn by the varied architecture of St Mary's Hill, particularly the inclusion of traditional thatched houses. My new home will also have a proper sized garden and an open fireplace; two features rarely found in new build homes”.
Prices start at £320,000 for a 2 bedroom cottage, £390,000 for a 3 bedroom home and £495,000 for a 4 bedroom home. Help To Buy is available for the 2 bedroom cottages and 3 bedroom homes.
