Mallorca's Rural Towns & Villages: Year-Round Demand Ensures Stable Price Development

Mallorca's popularity as a sun and sea destination has gradually moved inland to the island's towns and villages where demand is trending for townhouses and rural properties in a traditional community for year-round living.

“Clients with long-term investment plans can enjoy the benefits of secluded living here, and benefit from the excellent infrastructure and year-round access to exclusive recreational and cultural activities, plus the choice offered by 17 international schools for families,” says Florian Hofer, Managing Director of Engel & Völkers Balearics.

The focus of prospective property buyers has gradually developed away from tourist hotspots to rural towns and mountain villages steeped in history and island culture. Client interest is increasingly focused on traditional finca estates and renovated townhouses, as well as contemporary new builds that meet the modern demands of sustainability and eco-standards.

Centre of the island: Shorter selling periods this year for authentic townhouses & country estates

In Mallorca's central region, mountain villages such as Alaró and Bunyola are in demand where rural houses with land range average 2-3 million euros. In the neighbouring village of Consell and the wine-growing area of Binissalem, prices for houses (fincas) average from 1.5 – 2 million euros.

“Those looking to acquire real estate appreciate the proximity to the capital Palma, as well as the high degree of privacy offered by the substantial plots of land, where the natural environment and a more authentic Mallorcan lifestyle can be experienced.  Buyers are looking increasingly for new-build developments with sustainability technology and features and demand is especially high for townhouses that provide a year-round living in a rural community”, says Christina Deutsch, Managing Partner of Engel & Völkers Mallorca Centre & South.

Northeast: country retreats and eco-efficient new properties

Approximately an hour's drive away from Palma, the northeast of the island features some scenic countryside and coastline. In prime locations around the medieval town of Artà, the average asking prices for such homes are 1.9 million euros. In the municipality of Manacor where the Rafa Nadal Tennis Academy and International School is located, prices range between 1.5 and 1.8 million euros. “Many buyers that look for a holiday property extend their stays on the island to combine holidays with remote working,” says Rainer Fischer, Managing Partner of Engel & Völkers Mallorca Northeast, adding: “The area's gastronomic offering combined with a good range of outdoor activities and sports facilities help boost appeal.”

West – rare opportunity to acquire new townhouses in the Sierra Tramuntana

This region is in the heart of the island's Sierra Tramuntana a UNESCO World Heritage site since 2011, as a result, any building or refurbishment is strictly controlled and there is hardly any new development.  However, Engel & Völkers is featuring a new development of just six townhouses for sale in Fornalutx, previously voted the most beautiful village in Spain, it typically features the Mallorquin rustic stone-faced houses with red, terracotta roof tiles where the average asking prices for houses are between 1.3-2.3 million euros.

The new development of six individual townhouses with views across the mountains is the last available plot in the village for development and is located a few minutes walk from the village centre and a short drive from Sóller and the Port of Sóller.  Each house is different in size from 3-5 bedrooms with underfloor heating and an energy-saving heat recovery system, and A/C that is controlled by a domotic system. Across to the west coast in the picturesque village of Deià, Engel & Völkers is brokering the last remaining villas in the Petit Deià development (21 villas in total) on the outskirts of the village where the average asking price for a house is approximately 3.5 million euros.  This development combines traditional features with modern technology and comfort. Each residence is different with private access to a large communal swimming pool and landscaped Mediterranean gardens. The price of the remaining two-bedroom townhouses starts at 1.2 million euros.

“There is always demand for property in our most emblematic villages in the west such as Fornalutx and Deià and specifically for villas with a swimming pool, sea and mountain views, which are priced at a premium,” explains Eddy Barrera, Director of Engel & Völkers Mallorca West.  “The challenges of restoring historic properties can be complicated in this area but these unique developments avoid that problem and provide traditional style with modern-day facilities, quality, and comfort in an idyllic Mallorquin setting”.
