Occupying a prominent position on the Folkestone beachfront is Shoreline Crescent, a contemporary take on the traditional Edwardian curved terrace and the first phase of an impressive masterplan, designed by ACME. Constructed by Jenner and delivered by Folkestone Harbour & Seafront Development Company, Shoreline Crescent is the first step in creating a vibrant new community along the historic seafront.
The beachside project, designed by RIBA award-winning architectural practice ACME, will provide up to 1,000 new homes, shops, bars and restaurants as well as attractive public and green spaces, including Leas Square and Marine Parade. A is For_ joined the scheme in 2021 as architects for plot D1, Plot F, Plot H and Plot G, Marine Parade and the Beach Masterplan.
The first stage of this impressive project is the residential release at Shoreline Crescent, comprising 84 design-driven apartments, duplexes, penthouses and townhouses. Prices in the first phase start from £430,000 for a one-bedroom apartment, £640,000 for a two-bedroom apartment, £1.25 million for a duplex, £1.8 million for a penthouse and £1.8 million for a townhouse.
Of the 84 new homes, 54 are one- and two-bedroom apartments ranging in size from 562 sq. ft. to 1,409 sq. ft. (excluding outside space), with each benefiting from balconies or terraces. There are also four sizeable duplexes that face onto the beachfront.
There are six prime penthouses available, two of which provide over 1,800 sq. ft. of accommodation across two floors, with three bedrooms – which includes a sky bedroom that benefits from exceptional panoramic views through floor-to-ceiling windows – and an open-plan kitchen, living and dining room. There are also two spacious balconies and a sizeable roof terrace that total approximately 1,700 sq. ft. of private outside space. There are two 1,600 sq. ft. two-bedroom penthouses, with a similar internal layout and access to around 1,500 sq. ft. of private balconies and terraces.
20 townhouses line the centre of the building and offer direct access onto the beach, with private front and rear gardens and spacious balconies and roof terraces. Each five-storey home measures over 2,100 sq. ft., with the main living spaces spaced across each floor, with over 1,000 sq. ft. of private gardens, balconies and roof terraces, as well as two dedicated parking spaces.
Shoreline Crescent is situated directly on the beachfront. The homes benefit from a prime position with uninterrupted views onto the beach and across the sea, stretching as far as the French coastline on a clear day.
Shoreline Crescent's flowing curved form echoes the shape of the waves, pebbles and coast. The facade's white glazed bricks reflecting the changing colours of the sea and sky according to the weather and the time of day.
Built to endure the ever-changing weather patterns experienced on the UK's coastline every detail of Shoreline Crescent has been meticulously considered. Metal used on the exterior of the building is rust-proof, whilst wall ties beneath the facade are made from the same marine grade materials found on deep sea oil rigs, ensuring longevity and sustainability.
With interiors designed by boutique luxury interior specialists 8 Holland Street, each home at Shoreline Crescent features a warm palette of materials that is inviting to the touch and carefully planned to accentuate the breath-taking views and form a contemporary backdrop for beachside living.
The refined interiors are shaped by elegant open-plan living spaces that features natural wood floors, clean lines and woven carpets that continue the sense of the beach, with a splash of colour through carefully curated artwork, furniture, cabinetry and tiles to create a statement feel that is inherently cosy. Allowing purchasers the choice to shape the homes to their own tase and style three individual palettes are available, including Smooth Pebble, Warm Sand and Natural Seashell.
Providing exceptional private amenities that set a new standard of living in the area, residents benefit from 24-hour Seafront Estate Services, whilst secure and convenient parking is provided for every home, this includes electrical vehicle charging points. There are also bicycle storage spaces, as well as extensive individual, secure storage units available for rent within the development. Each home at Shoreline Crescent is connected to superfast broadband, which will make working from home as easy as being in the office.
Residents will also have the benefit of an expansive landscaped residential garden on the podium level of the development, which offers feature planting, well-kept lawns, wild zones to encourage bees and insects and seating areas. Shoreline Crescent connects to a newly built beachside boardwalk adjacent to the award-winning Lower Leas Coastal Park. The promenade also continues from Lower Leas Coastal Park towards Hythe.
The boardwalk easily connects residents to the Harbour Arm, which has quickly become the Kent Coast's leading food and beverage destination, and provides access to a thriving waterside community attracting many artistic industries with the town's Creative Quarter providing an urban village of designers, filmmakers, musicians, web developers and artists amongst the 90 or so restored buildings. Folkestone was recently voted as one of the best places to live in the UK due to its thriving arts community and public spaces, such as the refurbished train station, viaduct and Fountain Square, as well as high-achieving schools and its proximity to both London and the Eurotunnel.
Perfectly located, Shoreline Crescent is a short walk to Folkestone Central station, which provides direct trains to central London in under an hour, whilst the Eurotunnel station at Folkestone connects directly to Calais. Gatwick Airport and is just over an hour away by car, with London City Airport one hour and 30 minutes away.

Comments from the Project Team:
Sir Roger De Haan (Chairman, Folkestone Harbour and Seafront Development Co.): “Folkestone is a great place to live and living on the edge of the beach is beautiful in all seasons. Folkestone now has great schools including two grammars, many restaurants, superb sports, a great art scene and thriving Creative Quarter in the refurbished old town, whilst there are straightforward connections to London and France.
“We have lovingly restored the harbour and station and transformed the viaduct into Folkestone's very own version of the Highline. On the harbour there are over 70 businesses including Lighthouse Champagne Bar along with other great range of bars and restaurants”.
Karrina Oki, Sales & Marketing Director at Folkestone Harbour & Seafront Development Company commented: “Shoreline Crescent is the first opportunity to live on what will be one of the UK's most impressive mixed-use coastal developments. The homes are unlike anything else available on the market and occupy a position that will never be bettered, with designs that are timeless. Folkestone is a town filled with rich history, exceptional natural beauty, thriving businesses and great transport links.”
Friedrich Ludewig, Founding Director at ACME: "Folkestone has an incredibly rich history as a bustling canal port and an aspirational seaside resort. Over the last decades, the boats and guests have gone elsewhere, leaving a very quiet harbour, a derelict train station, a closed harbour arm and lorry parking replacing beachside entertainment.
“Over the last 15 years, Sir Roger de Haan has developed an art-led regeneration vision for Folkestone, and delivered amazing works across countless big and small projects across the town. Since 2016, we have worked with him on the largest building block of this regeneration strategy, Folkestone Shoreline and the Harbour.
“We refurbished and opened the Harbour Station, and created an urban walkway across the viaduct to reconnect the town to the Harbour Arm, and celebrate what is left of the old ferry and rail infrastructure. We designed a new masterplan for the beach and harbour area that preserves access to the beach for all and creates new crescents, shingle gardens and a Harbour quarter with a clear Folkestone identity.
“Often, public space is the last element to be delivered. At Shoreline, all lorry parking has been removed in 2020, a new boardwalk has been created, and a number of artworks are starting to populate the first shingle gardens, outlining the shape of the scheme to come. We are grateful to Sir Roger and his team for his trust to deliver this largest element of his vision for a vibrant Folkestone, anchored by the Creative Industries and celebrating local heritage."
Tobias Vernon, Founder of 8 Holland Street: “We have responded to the dynamism of Folkestone and this spectacular beachfront location to create sophisticated and comfortable living spaces. Materials and visual references draw on the local landscape, the building's architectural detailing and wider Scandinavian design references.”
Martin Sandall, Managing Director, Jenner: “As a Folkestone based main contractor, we are delighted to have been able to deliver the initial phase of the transformative Folkstone seafront development. Shoreline Crescent is a truly spectacular interpretation of an English seaside crescent-shaped apartment building. Whilst its coastal location presented a number of construction challenges, from ground engineering through to the selection and installation of materials, the exceptional quality of the finished building stands as testament to the remarkable work of the entire project team.”
Duarte Lobo Antunes, Director at A is For_: “The Folkestone Harbour & Seafront development is probably the most ambitious regeneration scheme in the south coast and one that I am proud to have worked on alongside Sir Roger and a team of talented consultants and specialists for the past 8 years. After having designed one of the crescent plots, A IS FOR ___ are now focused on the redevelopment of the Harbour, which will build upon the recent success of this area as a destination for local independent food and drink and will make it the heart of a revitalized and sustainable seafront neighbourhood.”

A IS FOR ___
We don't know what each project will look like. Our approach to buildings and places is based on a need to understand the world around us. Why is this corner like this? What was here before? What can you see when you come down that street? What do people want? We avoid the language of the architect or the developer and try to speak the language of everyday life. We use sophisticated technology, BIM, parametric tools, but also cardboard, cork and paint. We thrive on finding for each project, from large masterplans to ice-cream kiosks, the ideas and motifs that bring them to life, on solving difficult design problems with creativity and flair.
A IS FOR ___ was founded in 2021 by Duarte Lobo Antunes and Jack William Taylor who worked together at ACME on the Folkestone Seafront development. Duarte studied at Porto University School of Architecture and then spent six years at Herzog & De Meuron in Basel, Switzerland. Jack studied at the Glasgow School of Art and went on to work with Sauerbruch Hutton in Berlin. They were joined in 2023 by Carmo Montalvão who was the Associate Studio Director for Herzog & de Meuron in London and the Project Architect on the Royal College of Arts Battersea Campus and more recently on the Liverpool Street Station redevelopment. We are a young and diverse team of nine working on a variety of residential, commercial and cultural projects in the UK and Europe.
