City & Country has unveiled its new conversion show apartment at its Factory No.1 development in Bedminster. Set within a restored part of the Grade II-listed red brick factory, the 523 sq ft apartment is available for £275,000 and gives buyers an opportunity to step onto the property ladder.
With rising rental costs in Bristol increasing 7% to £1,765 from June 2023 to June 2024, it has led to many young professionals entering the housing market instead. This, coupled with the recent Bank of England's announcement that mortgage rates are decreasing to 5%, means there is an opportunity for first time buyers in the area to achieve their homeownership dreams for the first time.
Vicky Dudbridge, Sales Director at Savills said: “"The housing crisis has affected many in the South West, with rental growth continuously rising in Bristol and is now considered one of the most expensive cities to rent outside of London**. However, there are still hidden gems to be found for those wanting to purchase a home in the South West hub.”
She continues: “We've seen a swathe of young professionals looking to move to commutable towns from London who don't want to compromise their career, and even families who are looking for a balanced lifestyle that combines urban convenience with a community atmosphere. As Bristol continues to be one of the best economic centres outside of London, young professionals and working parents alike can take advantage of the strong Engineering or Banking and Finance quarters Bristol has to offer.”
With the average monthly cost for a one-bedroom apartment at Factory No.1 standing at £1,447, almost 20% lower than the typical monthly rent of a similar sized property, this south-facing apartment situated on the third floor showcases the perfect starter home.
Classic modernity is at the heart of the design of the one-bedroom show apartment, which is decorated in pared back whites, creams and neutrals. Large windows in the open plan living area and master bedroom welcome light throughout the space.
Taking inspiration from the site's history to create a 'monochrome chic' design, City & Country's interior design team have used a blend of neutral tones and industrial décor.
Clementine Collins, Interior Designer at City & Country explained: “We tied in a lot of modern elements into this design, such as the sofas which are quite edgy and eye-catching. They've been upholstered in an on-trend boucle fabric, and the curved lines that make up the base of the sofa are both very on trend now.”
She continued: “Despite the abundance of black and white, there's still a sense of cosiness in this apartment. When designing a show home, you want it to feel like a home a buyer can envision themselves within. I've softened this monochromatic theme with additions of lots of greenery and plants, while the brass tones on the handles throughout help to bring even more warmth to the home, while speaking to the building's former life as a factory.”
As standard across all Factory No. 1 homes, the kitchen is equipped with premium integrated SMEG appliances and quartz worktops, with engineered natural oak flooring in the common spaces. It has been fitted with Bali Summer Oak door cabinets in in silver grey, while in the bedroom, 100% wool carpets have been installed along with fitted wardrobes, so storage is no issue.
New homeowners will also benefit from private access to Factory No.1's courtyard gardens to enjoy greenspace whilst being close to home. The building has secured gated entry systems and undercroft car parking for selected homes. A concierge handles day-to-day needs for residents.
Only a five-minute walk from Bedminster train station and 15 minutes from Bristol's Temple Meads station, commuters can find themselves in London in just over two hours and thirty minutes, while Birmingham is just over a 90-minute journey. The development is perfectly placed and fits well into Bedminster's rich cultural setting, with North Street's array of independent bars, shops, and restaurants just a short walk away. Just across the river, residents can visit Wapping Wharf, a hub to eat, drink and shop, situated on Bristol's historic floating harbour.
The show apartment and sales suite is open from 10am – 5pm daily for visitors. For more information, call 01174 535 155 or visit www.cityandcountry.co.uk.
