+120% Increase in Demand Over the Last Five Years
In the past five years, the Italian real estate market has experienced remarkable growth in demand from international buyers according to Gate-away.com five year report, with requests for properties for sale in Italy soaring by 120.3% on the portal.
This surge reflects a growing global interest, particularly in regions such as Piedmont (+198.21%), Sicily (+188.56%), and Tuscany (+183.82%).
Which foreign markets are most interested in Italian real estate?
Among the overseas house-hunters driving this trend, Americans lead the pack, accounting for 28.76% of total inquiries and witnessing an astounding increase of 265.7%.
Following them are Germans (11.53%) and British (9%), who have seen increases of 90.97% and 34.56%, respectively. Notably, Canadians (4.88%) in fifth position have also shown significant interest, with requests rising by 249.24%.
Additionally, an important segment of buyers who submit inquiries while already in Italy – often on vacation – comprises 5.81% of total requests so that this group is fourth in the ranking of the most enamored with Italy. This is a growing trend emerging especially in the last few years.
Steady growth across various Italian regions
Tuscany continues to be the most sought-after region, with a staggering 183.82% increase in inquiries. Other regions like Lombardy, Liguria, Sicily, Piedmont, and Puglia, which follow Tuscany in the ranking, have also seen exponential growth over the past five years.

Among the most coveted areas are Lake Como, Salento, Lunigiana, Valle d'Itria, and Monferrato, all experiencing rising demand.
Rising values and high price segments
The average value of Italian properties sought by international buyers has increased significantly to approximately €434,000, marking a 26.39% rise over five years. This trend indicates that foreign buyers are willing to invest substantial amounts for their dream home in Italy.
“As a matter of fact, high-end price segments have seen remarkable growth: properties priced between €500,000 and €1 million have surged by 191.59%, while those exceeding €1 million have increased by 190.04%. This shift reflects a growing inclination among international investors towards luxury real estate, – comments Simone Rossi – Furthermore, at the same time there have been notable increases in lower price ranges as well – up to €100,000 (+128.55%), from €100,000 to €250,000 (+74.63%), and up to €500,000 (+130.99%).”
