Housebuilder Harron Homes is encouraging buyers to think twice before committing to a second-hand property, as new research reveals the staggering cost of bringing older homes up to modern standards.
According to a recent report from the Home Builders Federation (HBF), buyers of older properties could face unexpected renovation bills of more than £70,000*. The research found that it would cost over £73,000 to upgrade a typical three-bedroom semi-detached home to the same specification as a new build – including essential improvements such as new kitchens and bathrooms, heating systems, insulation, and double glazing.
Despite these figures, 71% of those surveyed believed such upgrades would cost less than £30,000, highlighting a major gap between expectations and reality.
A Harron home is move-in ready from day one, combining quality craftsmanship with elegant design and modern materials, meaning no unexpected costs or stressful renovations. Customers can enjoy stylish, contemporary interiors, energy-efficient systems, and the peace of mind that comes with an NHBC ten-year warranty – without the disruption or financial burden of updating an older home.
Energy efficiency is another key consideration. The HBF reports that 85% of new builds achieve an EPC rating of A or B, compared to just 4% of older properties. Harron's latest developments incorporate future-proof technologies such as air source heat pumps, which draw energy from the air to heat the home more efficiently, and electric vehicle charging points to support greener lifestyles.
James Poynor, Group Managing Director for Harron Homes, said, “Choosing a new build home isn't just about convenience; it's about long-term value. Our homes are designed with modern lifestyles in mind, delivering comfort, efficiency and quality while helping buyers avoid the unexpected costs that so often come with second-hand properties.”
