Spending on patio improvement upgrades can increase a home's value by as much as 20% and for a typical £250,000 home this could increase the value by approximately £50,000.

When it comes to selling a home, first impressions can make or break a deal. Path appeal and patio presentation are among the top factors buyers notice, yet many homeowners overlook them.

Richard Mews, CEO of Sell with Richard and real estate broker, revealed key things to look out for that can lower your property's value:

  1. Poor Drainage: Property owners often miss proper drainage in patio design. This can cause expensive damage to surrounding vegetation risking erosion of the foundation of your home as well as risk creating stagnant water which may be harmful.
  2. Low-Quality Materials: Many homeowners choose cheap paving stones, concrete, or decking which often crack and fade out within a few years. Quality materials such as natural stone, premium paving stones and composite decking not only last longer but looks great too, enhancing the property's appearance.
  3. Poor Size & Layout: Homeowners often make their patio areas too small limiting gatherings and fun activities outdoors. If specific areas aren't clear, the space can feel less useful to buyers as they envision themselves enjoying the outdoor space, strategic planning is needed to support activities all year round.
  4. Neglecting Privacy & Landscaping: Exposed patios can feel uncomfortable and uninviting to buyers as they tend to search for the cosy, resort-like vibe in their outdoor space and overgrown or neglected plants can create maintenance issues while also dropping the value of the property.

Potential buyers are more likely to show interest in a property if it looks appealing from the outside enhancing price and accelerating the sale time. However, maintaining your outdoor space does not need to be difficult, experts say.

“Outdoor space is no longer just a bonus, it's a lifestyle feature,” Alex Essex, outdoor surface specialist from Patio Black Spot Removal Company, explains. “In today's market, a neglected patio can quietly shave thousands off your asking price, while a well-maintained one gives buyers the emotional connection they need to commit.

“Many believe caring for stone patios is as simple as jet washing, but it takes more than that. Surfaces like sandstone, limestone, granite, or marble each have their own vulnerabilities and require specific care. What's safe for one could damage another. Quick fixes can cause staining, erosion, or even structural damage over time. Always use safe patio cleaning products or leave it to a professional, especially during colder months when algae, lichen, and moss often accumulate and make surfaces slippery.”

To make outdoor areas a selling point, Alex recommends these tips for patio, decking and kerb appeal:

  1. Surface maintenance - Regularly sweep patios, decking, and paths to remove debris. Lightly pressure wash stone, concrete, or composite surfaces to remove algae, moss, and debris, especially in damp or colder months. Use preventative maintenance products to protect against weathering to maintain a fresh look.
  2. Drainage & water management - Ensure patios and driveways are properly graded to prevent puddling or erosion. Ensure the correct drainage is installed to reduce water buildup and protect foundations.
  3. Repair & upkeep – Fix loose pointing & cracked paving stones, or uneven surfaces to prevent accidents and maintain aesthetics. Repaint or stain decking and fences to refresh colour and prevent rot or damage.
  4. Landscaping integration - Trim hedges, shrubs, and overhanging trees to frame patios and decks. Use planting beds, planters, or trellises to soften hard surfaces and add visual interest.
  5. Seasonal care - In colder months, remove leaves, moss, and ice to maintain safety and patio presentation. Apply anti-algae or moss treatments on stone surfaces to prevent buildup.
  6. Kerb-side impact - Keep driveways, walkways, and entry paths clear, repaired, and visually appealing. Use bin stores to hide unsightly bins. Highlight the entrance with seasonal plants, potted flowers, or fresh mulch to make a strong first impression.
