
Gold Coast-based developer Ignite Projects has been selected to deliver a landmark $100 million project that will create a spectacular, world-class precinct at the gateway to The Spit.
The new precinct on Seaworld Drive at Main Beach will include 27 luxury waterfront apartments, a new dining experience, a boutique commercial marina and the revitalisation of adjacent parkland.
It will be named The Isles to reflect the unique location and striking design created by award-winning local architect Contreras Earl Architecture.
The Isles is being delivered under The Spit Master Plan. The State Government selected Ignite Projects as its preferred proponent to develop the site, known as the Southern Gateway.
Ignite is building a legacy of premium residential projects across the coast, including The Monaco at Main Beach, Cabana Palm Beach and the recently launched Retreat Palm Beach.
Ignite Projects Director Josh Foote said he was delighted the company had been selected to deliver the Southern Gateway precinct, which would become an enduring showcase of contemporary design, vibrant public spaces and a legacy for the community.

“This project represents an exciting opportunity to expand our portfolio with something truly amazing, and we look forward to commencing construction in mid 2026.”
The Isles will provide three levels of apartments with sweeping Broadwater views, together with around 250 square metres of waterfront dining, an 18-berth marina, extensive car parking, a new public boardwalk, and a unique playground for kids.
The boardwalk will commence from the new car park and continue down the GC Seaway. Ignite Projects will upgrade the old green space with fresh landscaping and seating to create a picturesque green component to The Spit gateway.
Contreras Earl Director, Rafael Contreras said the Southern Gateway site provided an exciting opportunity to connect the existing residential and tourism character of the Gold Coast with the beauty and open space of The Spit peninsula.
“The Isles will feature a distinctive curved façade reflective of the calm waters of the Broadwater, seamlessly integrating architecture with nature and the public realm,” he said.
"The project will serve as an enduring landmark that sets the tone for the northern Spit and a benchmark for all subsequent developments in the neighbouring areas.
The Isles will offer a mix of two- and three-bedroom apartments, all with an additional multi-purpose room, and surrounding a unique, central, landscaped courtyard.
Large balconies will provide semi-outdoor living while capturing breezes and panoramic water and sunset views. Penthouse apartments will also include private rooftop terraces.
Residents will have access to a harbourside pool, outdoor entertaining area, restaurant dining, marina berths, and other exclusive ground floor amenities.
