Fortis and Jardon Celebrate 'Topping Out' of 122 Moray Street

On Wednesday 8 October, Fortis, together with our construction partner Jardon, celebrated the topping out of 122 Moray Street—a structural milestone signifying the completion of the building's exterior.

The ceremony brought together project partners, consultants, trades, tenants, and media to celebrate the progress of a development that is redefining South Melbourne as a premier commercial and lifestyle hub.

Speaking at the ceremony, Sarah Vaughan, General Manager, Development—VIC at Fortis reflected on the significance of 122 Moray Street and Fortis' growing presence in South Melbourne: “This project exemplifies our vision to deliver premium commercial spaces that combine flexibility, amenity, and design excellence, while contributing to the growth and vibrancy of South Melbourne.”

Additionally, Brian Donovan, Managing Director of Jardon Group, spoke on the strength of the partnership with Fortis, noting the shared values of placemaking and community, along with quality and delivery.

He also highlighted the project represents another milestone in the ongoing collaboration between the two groups. To mark the occasion, an olive tree was also craned onto the rooftop to symbolise peace, prosperity, strength, and good fortune.

Designed by Fender Katsalidis, the $50 million development comprises 3,627sqm of premium office space across seven levels, with flexible floorplates ranging from 321–594sqm, and 274sqm of ground floor retail.

Pallas Group—comprising Fortis and Pallas Capital – has pre‑committed to 40 per cent of the building, securing its position as anchor tenant and confirming the site as its new Melbourne headquarters.

With construction on track for completion in Q2 2026, this milestone represents a watershed moment in bringing this landmark project to life—one that will shape South Melbourne's commercial landscape for generations.
