MA Financial Completes Landmark $678.7m Hyperdome Town Centre Transaction

MA Financial has finalised a landmark $678.7 million purchase in south-east Queensland's Hyperdome Shopping Centre in the asset manager's largest retail acquisition to date.

The acquisition includes the Hyperdome Shopping Centre, Hyperdome Home Centre, multiple other peripheral properties and approximately nine hectares of surplus land, spanning 44 hectares across 23 individual titles.

CBRE's Head of Retail Capital Markets – Pacific, Simon Rooney, managed the off-market deal on behalf of vendor QIC Real Estate.

“It is anticipated that over $5 billion in regional shopping centre sales will transact across Australia in 2025, headlined by the Hyperdome Shopping Centre deal, which represents the largest ever recorded sale for a 100% interest in a Queensland regional shopping centre,” Mr Rooney said.

“We have observed capital progressively moving down the risk curve, while an opportunistic window remains open for larger-scale transactions due to the highly compelling value proposition.

"This trend is underscored by six Major Regional and Super Regional assets transacting in 2025, with increased depth of buyer demand for larger assets.”

QIC Director of Real Estate Funds Management Declan Walsh said the sale marked a pleasing outcome in realising value for investors.   

“This divestment underscores QIC's ability to drive long-term performance and execute successful transactions in line with client-endorsed strategies,” Mr Walsh said.  

“Hyperdome is now 98 per cent leased and delivering record trading performance, anchored by a non-discretionary triple supermarket offering that drives pedestrian traffic north of nine million each year.  

“More than that, the centre has become a cornerstone of the Logan community, and we look forward to supporting MA Financial on Hyperdome's path to future growth.” 

QIC initially acquired a 50% interest in 1996 and took full ownership of Hyperdome in 2013, delivering a series of strategic redevelopments to evolve the asset into a central hub for retail, dining and entertainment.

Located around 25km south of the Brisbane CBD, Hyperdome Shopping Centre serves as the trade area's flagship retail, dining and entertainment destination. In conjunction with the adjoining Hyperdome Home Centre, the precinct forms a high-exposure, convenience-oriented offering strategically positioned at the gateway to Brisbane's south-east growth corridor.

Settlement on Hyperdome is expected to occur on 10 December 2025.
