Leading housebuilder The Hill Group is starting construction work on Little Chalfont Park, a landmark new residential development that will deliver up to 380 high-quality new homes and a wealth of green open space in the sought-after village of Little Chalfont, Buckinghamshire.
This key milestone follows the recent approval of the first Reserved Matters Application, covering the Western Parcel of the site accessed from Burtons Lane. This first phase includes 74 new homes, extensive green spaces, infrastructure works and the start of construction of the pedestrian and cycle bridge providing direct access to Chalfont and Latimer station.
The homes in the first phase, with a development value of £78.5 million, include a collection of three, four, and five-bedroom houses for private sale and shared ownership, all designed in a traditional style that blends seamlessly with the local setting.
Set within 29 hectares, Little Chalfont Park is designed around the landscape, with over 50% of the site retained as open green space. This includes play areas, wildflower meadows, mature woodland and natural habitats designed to encourage wildlife. At the heart of the new neighbourhood will be the Valley Park, a vibrant, playful, and active green space designated as a Suitable Alternative Natural Green Space (SANG). This extensive parkland will protect and enhance existing woodland and parkland, creating a haven for biodiversity and providing an important amenity for residents and the wider community. Overall, the development will deliver a biodiversity net gain of 20%, underlining Hill's commitment to sustainability and ecological enhancement.
Little Chalfont Park is designed as an integrated community with homes to suit a wide range of occupants. Of the 380 homes, 40% will be affordable housing. There will also be an additional 100 retirement homes, a 60-room care home, as well as a community centre, convenience store, and land secured for a new primary school.
All homes at Little Chalfont Park will be built with the environment in mind, incorporating air-source heat pumps, energy-efficient design and cycle storage, helping future residents live more sustainably.
Little Chalfont is one of Buckinghamshire's most desirable locations, combining the charm of a traditional village with excellent transport links and local amenities. The new pedestrian and cycle bridge will provide direct access to Oakington Avenue, leading to Chalfont and Latimer station, which offers Metropolitan Line and Chiltern Rail services, connecting residents to London and beyond. The bridge will be pre-constructed off site and installed on Christmas Day 2025, to minimise disruption to the local community.

The first homes are expected to be available for sale from Summer 2026, with first occupations in Spring 2027.
