New data released today by property specialists Quick Move Now reveals that the UK housing market has reached its highest level of efficiency in five years. In 2025, the average number of viewings required to secure an offer dropped to just 9.6, the first time the figure has dipped into single digits since the unique market conditions of 2020.
This shift represents a 15.7% increase in buyer decisiveness compared to 2024, when properties averaged 11.4 viewings before receiving an offer.

The drop to 9.6 viewings suggests that the "window shopping" era of 2021 to 2024 is coming to an end. Buyers are now entering the market better informed and more motivated to act quickly.

“The fact that we are back to sub-10 viewing averages is a major milestone for the industry. We haven't seen this level of efficiency since the post-lockdown surge of 2020.
Today's buyers are doing their homework online before ever stepping through a front door. For sellers, this means that if your property is priced correctly and presented well, you should expect a serious offer much sooner than in previous years. If you hit double-digit viewings without an offer in this current climate, it's a strong signal that your asking price may be out of step with the market.”
While the initial interest is moving at a record pace, the wider 2025 data shows that regional variations still exist. On average, properties that successfully concluded a sale in 2025 underwent a total of 21 viewings throughout the entire process, with an average completion time of 161 days from purchase to final sale.
However, the "front-end" of the sale (the race to the first offer) is clearly where the momentum lies as we head further into 2026.
