Bovis Lend Lease has delivered the third stage of Top Ryde City in north west Sydney, meaning all three stages of one of Australia's largest retail developments are now open to the public.
With the opening of the final retail stage, Top Ryde City now boasts approximately 290 retailers across 78,215 square metres of retail space with a mix of 3,055 all weather protected above and below ground car spaces.
As part of the final stage, shoppers can enjoy an outdoor fashion high street known as La Strada, as well as new Myer and Freedom stores and an additional 110 specialty retailers.
Bovis Lend Lease was responsible for the project management, design and construction of the project after being awarded the $470 million contract in 2007. Developed by Defined Developments, master planning and architectural design of the new Top Ryde City was undertaken by Lend Lease design.
Bovis Lend Lease Australia Chief Executive Officer, Mr Tony Costantino, said the new Top Ryde City represents a significant addition to the company's extensive track record in the delivery of quality retail assets.
“The sheer scale of the new Top Ryde City is a prime example of our specialist capability in the project management, design and construction of large scale and technically complex projects.
It's a project we are extremely proud to have been involved in,” Mr Costantino said.
“We have enjoyed working with our project partners, the local community and other stakeholders to deliver a state-of-the-art new centre that will serve a wide catchment for generations to come,” he added.
Justin Kuiters, Development Director - Defined Developments, said: “Bovis Lend Lease has worked long and hard with us over many years to deliver Top Ryde City as a world class shopping centre that the whole delivery team are proud to have been a part of. The team have been dedicated and committed in overcoming all the complexities and challenges of delivering such a large mixed use asset.”
Stage 1 of Top Ryde City opened in November 2009 and included 120 underground retail stores while Stage 2 was completed in March this year and comprised the first ground level stores in the new La Strada precinct and on Devlin Street. These included Aldi and Franklins supermarkets and 60 specialty stores including Rebel Sport, G-Star and Glue Store, as well as CBA, St George, Westpac and ANZ bank branches.
Nearly four million man hours have been reached over the course of the project, with an average of 800 workers on the site at any one time. In all, nearly 4,000 workers have been inducted on the site.
Top Ryde City occupies a 3.5 hectare site on the corner of Blaxland Road and Devlin Street, one of Sydney's busiest roads. This high profile location presented significant challenges to the Bovis Lend Lease team and required innovative traffic management solutions, infrastructure upgrades and public domain works, including the construction of three vehicular tunnels under Devlin Street to provide uninterrupted access to the centre's carpark, as well as two pedestrian bridges.
Sustainability was a key focus of the Top Ryde City redevelopment. Bovis Lend Lease implemented a number of sustainability initiatives including the use of environmentally friendly products and renewable resources, natural ventilation, energy efficient fixtures and fittings for water and energy, cyclist facilities, improved public transport access and a 240,000 litre water tank to maximise recovery and re-use of water. Approximately 93 per cent of waste was recycled over the course of construction.
Bovis Lend Lease has established a strong reputation for delivering some of Australia's premier retail destinations including Macarthur Square (NSW), Robina Town Centre (QLD) and the recently completed MidCity retail development in Sydney CBD.
