Alpine Fisherman's Lodge for Sale
A fisherman's lodge located in the magnificent alpine region near Jindabyne in the Snowy Mountains is being offered for sale by Ray White Commercial.
The Mowamba River Lodge at 219 Frost Creek Lane, Jindabyne, is being marketed by Richard Pembroke of Ray White Commercial Canberra.
Mr Pembroke said the property's owners Brian and Anne Henderson had started up a fly fishing school at the lodge, which is located on the Mowamba River 12km from Jindabyne and approximately 30 minutes drive from ski fields.
"This is an exceptional property set on 48 hectares with a kilometre of river frontage," he said.
The granite and cedar lodge is built over two levels and has six bedrooms, a character filled lounge/dining area with a huge fireplace as well as a large conference room.
"Most bedrooms have ensuite bathrooms and there are spectacular views from the wraparound balcony, which can be accessed from many of the bedrooms," Mr Pembroke said.
"The lodge can comfortably entertain six to eight guests, and the facilities include a modern kitchen, a games room, ski storage, drying room and laundry. The lodge also has facilities for the disabled with wheelchair entrance and a disabled bathroom."
Mr Pembroke said the Hendersons had discovered the property more than a decade ago and had created an idyllic riverfront getaway.
"They are fly fishing experts and they were looking for the right location for many years to start up a fly fishing school," he said.
"The Mowamba River is one of the main tributaries of the Snowy River and the junction with the Snowy is only a short walk from the property.
"The property has an excellent pumping system which allows it to provide a large casting pond and the dam located in the grounds is used by the fly fishing school."
Mr Pembroke said the lodge is popular with the fishing fraternity, which includes many leading figures in the corporate sector.
"It's proximity to the ski fields coupled with the fishing attractions and access to bush tracks makes it a fantastic all-year holiday attraction," he said.
"Zoning permits development of a facility with up to 55 beds while there's also an opportunity to build caretaker's accommodation."
The lodge is being auctioned at the Ray White Corporate in-room auctions in Sydney on Friday, May 20, 2011, with more than $1.5 million expected.
