LPC Living Launches Hulton Square, The Heart Of “The New Village In The City”

LPC Living

Salford based regeneration developer LPC Living announces the launch to the public of Hulton Square, an impressive development of 73 homes with financing options aimed squarely at first time buyers, key workers and young families. The scheme forms the next phase of the regeneration of the city community of Ordsall.

Imagine sitting and enjoying the summer sun in your own house with a picket fence, near to the village green, with the kids' new school and play area just around the corner, and the local shop, post office and pub only a short walk away. Sounds idyllic doesn't it?

It's this ideal that millions of house buying Britons aspire to every year, and most of them go to the outer suburbs or into the countryside to get it. However, with a village location comes its' own problems. The daily grind of the commute from a city job to the suburbs can often reduce the enjoyment of the countryside location. Much of that precious home time is often spent just de-stressing, instead of truly enjoying family time and making the most of the surroundings.

However, in the last few years, something incredible has been happening in the Salford community of Ordsall that makes the holy grail of village life without the rat race commute a reality. Regeneration developer LPC Living has been working with Salford City Council on a framework that allows buyers to have the best of both worlds, with a small village community feel, in a convenient city central location.

The Ordsall estate, located ten minutes from Manchester city centre and five minutes from Salford quays is a prime location for a scheme initiated by LPC Living, which takes the best of the close-knit community life already in existence there, and combines it with brand new, first-class community facilities, and an impressive range of new homes designed and priced specifically for first time buyers and young families and local people.

The latest phase of the regeneration scheme, Hulton Square, is now being released for sale to the general public. This stylish contemporary development, which will take the same forward thinking architectural approach of its nearby sister schemes, Quay 5 and Radclyffe Mews, will consist of a first phase of 73 new homes, in a mixture of three bedroom townhouses, and one, two and three bedroom duplex apartments.

Prices on the development will start at a particularly first-timer friendly price of £84,950 for a one bedroom apartment and £149,950 for a three bedroom townhouse with outside decking area and allocated parking. There are also 3 bedroom townhouses starting at £165,000 including integral garage and back garden in the price..

Some properties are also still available to purchase under LPC Living's Launchpad finance scheme. This allows individuals, subject to a qualification process, to move into their new home for between 75% and 95% of the purchase price. The financing scheme means buyers have no rent to pay in addition to a mortgage, and can make the entire buying experience much easier on the pocket than shared ownership schemes, especially convenient for young families with limited budgets.

Jonathan Drake, Sales and Marketing Director for LPC Living, notes that just because the price is low doesn't mean the quality will be: “The design is very contemporary and stylish, and all the townhouses provide an innovative raised garden at the back of the property too. Along with the planned new school, new play areas and retail services we're creating in the area, we're making Ordsall the first choice for young families who want small community life close to their workplaces in the city.”

The development forms part of an integrated regeneration framework created by the developer in partnership with Salford City Council. It will not only see the introduction of a range of new housing to the area, but will also see a new “heart” of shops, homes, school and community facilities appear in an innovative framework that is completely privately financed by the developer.
