After living in rented accommodation in South West London for over ten years, Susie and Rod Holiman decided that it was the right time to buy their first family home in Surrey. Schooling for their three children was extremely important so the couple made sure that they had places at their chosen schools before finding the right home.
Susie comments, “When Rod and I met we both had a property each so decided to sell both and move into rented accommodation together until we had decided what our family situation would be. We ended up moving from one rented house to another, with each property getting bigger and bigger as the children arrived. Now with 7 year old twins, Charlie and Christina and a 9 year old son Max, we decided that it was the right time to settle down and buy a family home.
"We have always lived in South West London so it was important that we could get easy access to the city where my husband works, but the right schools were vital for us. We chose Freemans City of London for the twins and Downsend for Max, both in Ashtead but decided we wanted to live somewhere more leafy. Once the children’s school places were confirmed in March we started searching and came across Banner Homes’ new development in Kingswood.
“We loved the house straight away as it has all the space and privacy we could want and it is close to the station. We particularly love the layout of the house, with the large kitchen/breakfast/ family room, which is perfect for the family, but we still have a more formal sitting room and dining room. The TV room is also a great room for us all to use.
“The bedrooms are also fantastic and although it’s a large house we are able to make use of all the space. The children each have their own bedroom and Max has the top floor, which is perfect for him as he grows up. Having lived in rented accommodation we tended to buy cheaper furniture so when we viewed the show home and found out we could buy all the furniture we jumped at the chance!
“The first night we moved in was our best night so far, as the removal men hadn’t arrived with all our belongings so it was perfect! The children also cannot wait to get their bikes and enjoy the outdoors, which is ideal as they are so safe and secure.”
Orme and Arcadia are just two exclusive six bedroom homes on the prestigious Kingswood Warren Estate with only one home now remaining available for sale. The homes are set back from the main Warren Estate road with their own private gated driveways offering purchasers the privacy and seclusion they desire. They are also ideal for those who are looking to live in tranquil surroundings but still needing easy access to London and the M25.
Orme, available at £2,850,000 is set in over half an acre and is approached via electronic gates. It has excellent entertaining space leading out onto generous terraces and is surrounded by beautiful secluded gardens. The professionally designed contemporary kitchen/breakfast/family room features composite work surfaces and up stands with two single ovens and induction hob, two built in fridge/freezers, one with ice maker, double dishwasher, microwave oven, coffee machine and wine cooler. Work surfaces also include a pop up television. There is also a separate dining room, drawing room, a study, TV room and boot room.
On the first floor is the stunning master bedroom suite with bathroom, his and hers dressing rooms, as well as air conditioning for those balmy summer evenings. There is also a spacious balcony off the main bedroom, perfect for a leisurely weekend brunch. There are three further bedrooms, each with en-suite bathrooms. The second floor is home to a large games room, laundry and drying room and two further bedrooms both with en-suites, ideal for teenage children who need more space.
The homes at Woodland Way also feature a separate studio apartment over the triple garage which is perfect for those who need live in staff such as a nanny, au-pair or housekeeper or wish to work from home but need to be located away from the main house. The apartment features a contemporary style kitchen with composite work surfaces, single oven, induction hob and built in fridge freezer and dishwasher, which is ideal for guests or live in staff who can have their own privacy but be close to the main house.”
The amenities of pretty Kingswood Village are an easy amble away and include independent shops, delicatessens, The Boscoreale restaurant and the popular Kingswood Arms public house. The larger centres of Epsom, Leatherhead, Banstead and Reigate are all within a comfortable drive and provide entertainment, leisure and more comprehensive shopping facilities. Kingswood Golf & Country Club, Woodcote Park RAC Country Club and Walton Heath Golf Club are a few of the nearby prestigious golf clubs in a region where golf is the sport of choice. Tennis, riding and country walks also feature high on the local list of outdoor pursuits.
The A217 lies moments away and provides a speedy route that links with junction 8 of the M25 just three miles to the south or take it north towards Central London just 20 miles away. Kingswood mainline station is a mile from Woodland Way and there are regular services to London Bridge or London Victoria in as little as 45 minutes. Gatwick Airport is just 16 miles or an 18 minute drive away and Heathrow Airport is 30 miles or 40 minutes away by road.
The area is well served by both state and independent schools for day and boarding pupils and many rank highly on OFSTED inspection reports. Aberdour and Bramley School and Nursery will cater for younger children whilst City of London Freemens, Epsom College, and Reigate Grammar are amongst many well regarded secondary schools.
