Brisbane Baby Boomers intending on swapping suburban homes for luxury off-the-plan apartments are struggling to adjust to having minimal input on the design of their future homes.
In a move causing issues with many prospective buyers, developers are reluctant to offer varied design plans to Baby Boomers purchasing luxury apartments.
Grow Consulting Group's Director Ayda Shabanzadeh from Brisbane said design stand-offs between high-end buyers and developers came from previous property buying experiences.
“In the past when Baby Boomers bought suburban homes which weren't yet constructed, builders allowed them input on the design and layout of their future homes,” she said.
“Because of these experiences Baby Boomers downsizing for luxury apartments, particularly those buying off-the-plan, have similar expectations that are rarely met.”
Ms. Shabanzadeh said common variation requests by Baby Boomers buying luxury apartments were for their homes to be on one spacious single level instead of two and for kitchen alterations.
In rare cases where design variation has been allowed, the change has occurred because an agent working for the developer has leaned on their close relationship for the buyer.
“I sympathise with developers because many are good people who would like to be able to offer individually customised design plans in an ideal World, but the reality is they would suffer a financial hit if they did,” she said.
“For developers to vary units, they must adjust to structural constraints to keep the price affordable. This is challenging because land is selling at a premium and inner-city buyers want locations close to the river.”
