When Lynette Gilbey and her family found their perfect home at CALA Homes' Eden Park development in Rugby, the award-winning five-star-rated housebuilder was able to pull out all the stops to make sure that their move was free of any complications when they used CALA's up to 100% Part Exchange scheme.

Lynette, her husband Steven, and their two daughters, 10-year-old Rebecca and 18-month-old Blossom, were previously living in Northamptonshire. However, they began house hunting in Warwickshire and made the decision to move to Rugby so that Rebecca would be within the catchment area of the renowned Warwickshire secondary schools, including the 'Outstanding' Rugby High School.

Lynette explains: “We lived in Northamptonshire for about 15 years in a 25-year-old property. We made the decision to move further north as we wanted to be within the catchment area for some of the grammar schools in Warwickshire. With Rebecca going into her final year of primary school this September, it was important for us to give her the best chance. Rugby appealed to us in particular because of its convenient access to the motorway network. I work in Milton Keynes and Steven works in Lutterworth, so it was key that our journey to work wouldn't be affected either.”

Lynette and Steven fell in love with the homes at Eden Park when they first visited earlier in the year. Once the decision to move was made, they were able to complete and move into their new Rugby home in just eight weeks using CALA Homes' up to 100% Part Exchange service.

Lynette said: “We hadn't previously heard of CALA Homes, but when we came across the development here in Rugby, the sales team really impressed us with their service. CALA really stood out to us compared to other housebuilders in the area as they were more focussed on what we wanted as a family. They listened inventively to our situation and made some great recommendations, including the suggestion to use the part exchange service.

“We didn't know much about part exchange, but the sales team gave us plenty of knowledge and advice on how it works and how it could really help us. They made us a sensible offer on our current property and we soon realised this would be the ideal solution for us. Had we not have used part exchange, then we would still be waiting for our house to sell before we could make a move, so this just took the weight off our shoulders.”

CALA Homes' up to 100% Part Exchange service is ideal for those who want to avoid the hassle of a traditional house sale. CALA Homes effectively acts as a cash buyer for the purchaser's existing home, saving both time and money. Nationally, CALA has found that almost a third of buyers are now taking advantage of their up to 100% Part Exchange service, including purchasers at Eden Park, rather than trying to sell on the open market.

Lynette and Steven were immediately drawn to the picturesque views from their four-bedroom detached home, The Kempton, at Eden Park.

Lynette said: “When we first saw our home, we fell in love with the amazing views that overlook the lovely woodland and open space that sits just opposite. The layout also impressed us, as an open-plan living area was one of the qualities we were particularly looking for.”

Ideal for growing families, The Kempton housetype has an open plan kitchen and family room that extends out to the generous garden through French doors, whilst the separate sitting room and bay-fronted dining room provide plenty of space. A handy utility room and cloakroom complete the ground floor. Heading upstairs, a central landing leads to the family bathroom and four bedrooms, two of which are en suite, with a dressing room in the master and built-in wardrobes in the second bedroom.

After moving to Eden Park in May this year, Lynette, Steve and their two daughters have quickly settled into semi-rural life and are enjoying their new routine.

Lynette adds: “We've settled in really well to our new home. We love having the convenience to just pop out to the shops or go to the cinema as a family. Rebecca is really enjoying her new primary school, as well as her gorgeous en suite bedroom which will be perfect for her as she grows older. When we moved in, we transformed our dining room into a cosy snug, and now each night we relax together and look out of the window to watch the wildlife on the nature reserve.

“Eden Park really appealed to us because it offers the best of both worlds. Not only is it close to all of the amenities that our family needs, but it has a lovely village-feel to it. And having the nature reserve right on our door step is just amazing. It means we can go for regular walks, bike rides and just enjoy the fresh air every day.”

Following the hugely successful first phase, Eden Park Phase 2 offers a collection of two to five bedroom homes and is conveniently placed for every occasion to provide the best of both worlds, whether that's popping into town, escaping to the countryside or travelling to work.  The homes at the development have been upgraded so purchasers move into an already luxuriously fitted home including integrated appliances throughout, a landscaped garden, and a paved patio area.

From Iron Age beginnings, Rugby has grown to become Warwickshire's second largest market town, boasting a variety of designer and high street shops, restaurants and pubs. Famed for its public school, the birth of rugby football and the jet engine, Rugby is also home to the green open spaces of Caldecott Park, Coombe Abbey Country Park, Brownsover Hall and Draycote Water. With a plethora of good schools, Rugby is ideally placed for a well-rounded education - including Rugby Free Primary School.

With the urban draw of Coventry and Royal Leamington Spa nearby, Eden Park is well-situated for commuter links offering immediate access to the M6, M1 and M45 and Rugby train station providing speedy rail services to Birmingham and London in just under an hour.
