In an unprecedented move Savills is marketing a retail showroom property for lease by Expressions of Interest in a bid to streamline what is expected to be a frenetic marketing campaign.
The property is located beside Brand Smart on Whitehorse Road, Nunawading, one of Melbourne's longest established, most successful, and most tightly held bulky goods retail strip precincts.
The strip's tenancy profile reads like a who's who of the bulky goods sector with the likes of Snooze, Berkowitz, Early Settler, The Goods Guys, Forty Winks, Fantastic Furniture, Barbeques Galore and many others having been on the strip for circa 20 years plus, while Bunnings, JB Hi-Fi, Harvey Norman, and Officeworks, are among another group of heavy hitters who have been on the strip for a decade or more.
Savills Director Showroom Retail & Industrial, Keith Kooloos, said the EOI campaign was one of few he could remember in 30 years in the bulky goods industry.
"This is really one out of the box. Whitehorse Road, Nunawading, is widely recognized as an outstanding location for bulky goods and has been for decades. If you're a major bulky goods retailer you have to have a presence on this strip and that drives exceptional demand.
"It's an extremely tightly held precinct for both tenants and owners. More often than not spaces available don't go to market. They don't need to. There's a long waiting list of tenants and so any property that becomes available generates enormous enquiry.
"An EOI campaign provides us with both a more streamlined process to cope with that enquiry and one which will help to determine the market rents," Mr Kooloos said.
The property, formerly Freedom Furniture's home for circa 25 years, has been virtually rebuilt by the current owner - a Melbourne based syndicate - to offer 4157 square metres of showroom space with five possible separate tenancy configurations, from 1159 square metres. The corner site also offers on-site parking and exceptional exposure.
Mr Kooloos said the fact that the property was being offered for the first time in more than 30 years underlined just how tight the market was and how rare the opportunity was.
He said while expectations were that a well-known brand or brands would take up the space/s, newer players were also likely to put in bids.
"The strip is always on the radar of the bigger, established players, taking note of any new opportunities that come up, even those with a current lease along the strip will be interested in what's on offer, but presence on the strip also presents an ideal springboard into the market for newer players and that means an even greater level of enquiry," Mr Kooloos said.
Mr Kooloos said the EOI campaign will close on October 27. He said the new showrooms will be completed by early 2017.
