Set into the leafy hillside overlooking Trevaunance Cove, in the coastal village of St Agnes in Cornwall, 'Rocky Lane' is a new development of nine contemporary single south facing detached homes, available for sale through Knight Frank.
The developer is offering a guaranteed rental income of seven per cent gross per annum for the first two years following completion.
St Agnes is an area of outstanding national beauty and achieved a status as a UNESCO World Heritage Site in 2006. Rocky Lane is in a secluded position amongst 3.5 acres of woodland, close to the beach. Simon has roots in St Agnes having holidayed there as a child himself. They have experience of developing in other parts of the country including the 'Watermark' in the Cotswolds, and Gough, a high design individual house in Lyme Regis. Simon's very first development was a 'Grand Designs' project house. Prior to this he worked as set designer at the Royal Opera House.

Internationally acclaimed architect, Turkel Design, has taken great care to ensure the survival of as many of the existing mature trees as possible. Each property is carefully positioned on the slope to ensure that it remains private when viewed from footpaths or from neighbouring units. The timber frame construction has the lowest CO2 cost of any commercially available building material. These homes are extremely thermally efficient surpassing current requirements by 44% and achieving an equivalent to a code 4 rating of the Code for Sustainable Homes. These features will result in lower end user running costs.
The surrounding area of St Agnes is one of the original centres for the tin and mining industry. There are plenty of interesting things to explore from the historic caves, old engine houses, mines and museums. The quaint village has a selection of cafes, craft shops and galleries, and older homes including a famous historic strip of “Stippy Stappy” sea captains cottages.
The pub opposite Rocky Lane was voted best coastal village pub in the UK by Coast magazine 2009. St Agnes has a fabulous community and is seeped in tradition; the most famous event of the year being the Bolster day on 1 May, where they transport a fair maiden giant to St Agnes Beacon.
There are numerous opportunities for other recreational pursuits in the area including walking, skateboarding at Mount Hawk skate-park and there is a bmx track, aerodrome / flying school, golf, rugby ground and plenty of fishing. It has built a reputation with some of the very best surfers in the world. One of the original surf legends, Chops Lascelles, who won his first title in Queensland in 1965, who has been making handmade surfboards for surfers across the globe for the last 20 years, has chosen St Agnes as his base and home to his factory, despite travelling all over the world to some of the most exotic surfing hotspots.
St Agnes is approx. 10 miles from Truro, and approx. 12 miles from Newquay International Airport, which offers frequent flights to London City, Gatwick and Stansted, as well as flights to the rest of the UK with more flights on the horizon as the airport is currently being expanded.
