It May Be 'Back to School', but Life in the Cotswolds Property Market Remains Frenetic

Butler Sherborn

While schools going back for the first time in months might signal the return to a semblance of post-lockdown normality, the Cotswolds property market remains frenetic.

“The demand to move to the country continues unabated,” says Sam Butler of Butler Sherborn the Cotswolds property specialist, “with the proximity to good schools, the space to work from home, and good transport links to London high on the list of purchasers' priorities.

“For those living in London and other large cities, there is always a point in life when you think about moving out, and that is typically when one has children, but I have never known such demand to move to the green stuff as now.

“Added to this, we also have older purchasers looking to 'hedge their bets' by continuing to live in the city but wanting a foot in the country by investing in a second or holiday home,” adds Sam.

With a good primary school in the village, Rendcomb College just over the hill and all the Cheltenham schools around 20 minutes away, York House makes a well located family home.

There are five/six bedrooms, five well-proportioned reception rooms including a library, playroom/office and four bathrooms over three floors, so plenty of space for the family and friends to stay.  There are many original features including sash windows, a decorative trellised porch and ashlar chimneys. The well fitted kitchen includes a red Aga, and there is a pantry and cloakroom.

Set in lovely gardens and extending to 3.5 acres including a paddock, it has wonderful views overlooking the idyllic Chedworth valley.

Farriers House, Market Place, Northleach, Gloucestershire, GL54 3EJ - £895,000

Located in the heart of this sought after Cotswold market town, this intriguing and deceptively spacious five bedroom Grade II listed townhouse would make a conveniently positioned family house, 'lock-up and leave' second home or holiday let.

Dating back to the 15th century and facing south over the market place, this historic property offers five bedrooms, three reception rooms, two bathrooms and a charming walled garden.

The deeds show that over the years it was occupied by several doctors and physicians and, at some time in its history, the eponymous farrier who was likely to have been busy as Northleach became an important coaching stop between London and Cheltenham.  During the 18th century the property was partially re-built with a fine Georgian facade and correspondingly gracious proportions to the principal rooms, with many original features such as the drawing room fireplace remaining.

With good shopping facilities, the notable Wheatsheaf gastro pub, church and popular primary school, Northleach is a thriving and popular historic market town.

If working from home is a major priority, with two fully insulated home offices/garden rooms, The Old Barn might be just the answer!

The Old Barn is situated on a courtyard development adjoining a Grade II listed mid-17th century farmhouse, surrounded by farmland and with all the advantages of a rural setting without feeling isolated.  As part of a small community, this is an appealing and well converted four/five bedroom period Cotswold stone barn which also offers two large reception rooms and three bathrooms.

The Cotswolds

The Cotswolds are located in the heart of England and within the counties of Gloucestershire, Oxfordshire, Warwickshire, Worcestershire and Wiltshire.  It is the largest designated Area of Outstanding Natural Beauty in England and Wales, and very roughly starts to the east of Gloucester and Cheltenham in the west, runs up to just below Evesham in the north, includes parts of West Oxfordshire where Burford is known as the Gateway to the Cotswolds, and south to the Cotswold Water Park a few miles beyond Cirencester, the former Roman city and Capital of the Cotswolds.

With excellent road and rail communications - London, Bristol and Birmingham are all around an hour by train - the area has become popular with those moving out of the city or wanting second homes to escape at weekends.
