New Market Place is an exciting new development by Barratt London in the centre of East Ham, Newham, E6, which will consist of 277 studios, one-, two- and three-bedroom apartments across a 1.9-acre site. First time buyer apartments and family homes will carefully mix with a large new retail arcade, including new shops, cafes and restaurants, creating 114 jobs. Work started on the project in June, with first completions due mid 2021. Almost all of the site is designed to be affordable to a wide range of buyers, with prices starting from £287,000.
Barratt London has collaborated with award winning London architects RMA to create a rich public space that links to the high street, as well as landscaped courtyards and roof gardens. The plans will transform a currently under-utilised former market site into a vibrant development at the heart of the community.
“The mixed-use regeneration will bring with it new shops and restaurants to this part of east London; an exciting opportunity to reinvigorate the centre of East Ham,” says Pam Reardon, Sales & Marketing Director of Barratt East London.
The original site on East Ham Market Hall has been a local landmark serving the community for 95 years. Many locals remember the tantalising smells and sights from the variety of market stalls and local food. Today, although the heyday of this traditional east London market has gone, it will be given a new lease of life with 21,500 sq. ft. of retail and restaurant space for the community to enjoy. Five of the six new retail units will create a 'mall' linking to the existing Kina House Market which is going to be renovated to create a joined-up shopping centre. In the mall atrium, there will be a near six-meter-high water feature visible from Myrtle Road. The sixth retail unit is standalone and will be located to the north of the site. As a nod to the local heritage, both the retail and residential buildings will embrace architecture sympathetic to its historic past, whilst continuing to support local businesses.
Pam says, “Homes at New Market Place will complement the local vernacular with soft red brickwork around a courtyard arrangement, alongside an abundance of green space. New roads and walkways will be lined with luscious plants to soften the balance of new and old. We want to create homes which embody character and community, that people want to live in and stay. The amenities on your doorstop will be ideal for working families and first-time buyers. Overall, the regeneration of this area will have a significant positive impact on the local economy and residents' quality of life. With a range of affordable price points on offer in this first phase, we anticipate a busy start to our spring launch.”
New Market Place will consist of six residential blocks in total; 15 storeys at the tallest point on the north-west corner of the site with the remaining five blocks ranging from six to eight storeys. Each apartment will have access to either a private balcony or outdoor space, landscaped podium gardens and will be flooded with natural light thanks to their open-plan design and floor-to-ceiling windows.
East Ham Market has just received an 'Outstanding' Built for Life accreditation, receiving full marks for its excellent connections, facilities, affordability, character and green spaces.
Just a stone's throw from the development is the thriving pedestrianised High Street North, with independent and global shops, local butchers, bakeries and greengrocers. East Ham has a large leisure centre offering fun and fitness for the whole family, plenty of outdoor spaces including an award-winning park, as well as multiple 'Outstanding' and 'Good' schools within a one-mile radius.
The development is perfectly placed for commuting into central London, just a 7-minute walk to East Ham Underground Station for the District and Hammersmith & City Line allowing you to reach Stratford in 15 minutes, Canary Wharf in 17 minutes and Kings Cross in 31 minutes. There are 455 cycle spaces to encourage sustainable travel.
Prices for studios, one-, two- and three-bedroom apartments range from £287,000 to £502,000. Barratt London launched New Market Place earlier this month at their dedicated marketing suite, where tours of the new two-bedroom Show Home are also available.
