A modern tilt-panel freestanding warehouse at Morningside has been leased to national electrical engineering contractors O'Donnell Griffin Pty Ltd, for $284,310 per annum, on a five-year term.

The 2,430sq m building, with a 650sq m office component, is located on a 4,634sq m block at 17 Breene Place, within the dynamic Australia TradeCoast industrial and commercial precinct.

Ryan Stevenson, Colliers International Industrial Executive, negotiated the lease on behalf of the owner, Blakecroft Pty Ltd.

Mr Stevenson said the new tenant had been looking for alternate premises to cater for their business needs for a number of months with several properties coming close, however Breene place ticked all of the boxes and more.

“O'Donnell Griffin were attracted to the property due to its generous office component, which included a modern fit-out, extensive racking and ample secure car and truck parking for their staff and clients,” he said.

“The remaining 1,780sq m of warehouse space features via five electronic roller doors, making for excellent access for incoming and outgoing stock and will allow ODG to fill the space as future contracts come online.”

Bob Waldie, O'Donnell Griffin's State Manager for Queensland said O'Donnell Griffin searched the Brisbane commercial market for a large office and warehouse facility in central Brisbane that provided scope for future expansion.

“The Breene Place, Morningside facility provided these requirements, as well as offering a modern building design.”

“We are delighted to be in our new premises at Morningside. The building provides us with significant warehouse space, allowing us to scale up our operations as the business grows.”

Mr Stevenson said it was the third time Colliers International had leased out the property, since it was constructed for the owner a decade ago.

“The property was originally built for Lyreco in 2000 with the second tenant recently vacating the building,” he said.

“We are now seeing a shortage of quality corporate grade free standing warehouses in the surrounding areas.”

“Newly listed properties of this quality with a similar configuration and size are still attracting a good level of interest, with many of them being taken up relatively quickly.
