During a turbulent 2009, one small organisation seems to have latched onto a strategy which fits well into the post boom property investment market. Torcana UK Ltd, headed up by Andy Kiwanuka, has a dual focus on high end residential and commercial property in London and highly discounted city centre apartments in Northern England.
“These two market sectors might seem a million miles apart” admits Kiwanuka, “but both have seen a huge amount of investor activity in the past 12 months, and Torcana UK has been well placed to cater for both markets”.
“Hardly a week goes by without an official report stating how high end properties in London are attracting more investment than almost any other city in the world, and the off market deals available at the moment are hugely appetising to cash rich individuals and companies seeking to purchase undervalued and long term assets”.
Outside of London, Torcana has focused on finished city centre apartments in the cities of Birmingham, Manchester and Liverpool.
“The reasons for this are very clear” states Kiwanuka, “as the availability of finished city centre apartments with decent rental yields and substantial discounts on peak prices is extremely limited.
Total housing completions were about 145,000 in 2008 which was 17% lower than 2007 according to the UK House Builders Federation. In 2009 it was probably closer to 80,000 units. These dramatic falls in new home starts will lead to large supply shortages in the major urban centres - i.e. places where people will always want to live and work.
There is a glut of residential properties around the M25 in London, but they are 2-3 times the prices of equivalent apartments in city centre locations further north, and the demand/supply fundamentals simply don´t justify this” he finished.
